Six-bedroom Jumeirah Golf Estates villa sets new Dh110 million residential price record in Dubai.

Dubai’s luxury residential market has reached another milestone, with a Jumeirah Golf Estates villa selling for Dh110 million — more than double the community’s previous record for a completed ready property.
The deal, completed by BXB Estates, marks the highest residential sale ever recorded in Jumeirah Golf Estates, surpassing the earlier benchmark of Dh58 million. The transaction highlights continued demand for ultra-prime homes among high-net-worth and ultra-high-net-worth buyers in Dubai.
The property is a six-bedroom villa with a built-up area of 21,714 square feet on a 15,873-square-foot plot. It features nine bathrooms, four lounges, a home office, a private cinema, a rooftop terrace, and dedicated wellness spaces, including a gym, sauna and treatment suite.
According to BXB Estates, the transaction was negotiated by Managing Partner Alfie Tabrez through a private off-market process. The villa was not publicly listed, as it had already been committed to another party, and was initially being shown to a client mainly to highlight its design and high-quality fit-out.
The potential buyer later expressed interest in acquiring the property, leading to negotiations that eventually resulted in the record-breaking sale.
The deal further highlights the strength of Dubai’s luxury property market, which continues to attract wealthy international investors despite economic and geopolitical uncertainties in global markets. Industry experts say limited availability of trophy homes, combined with strong demand from high-net-worth individuals relocating to Dubai, has helped support prices in the city’s most exclusive residential areas.
Tabrez said demand remains strong for exceptional properties that offer privacy, spacious layouts and customised design features.
“At the very top end of the market, the best opportunities are rarely advertised. They’re created through trusted relationships built over many years, a clear understanding of what the client is looking for, and the ability to navigate highly sensitive negotiations with discretion,” he said.
He added that the villa’s architectural design and finishing quality played a major role in attracting the buyer, even though the property was not officially on the market when discussions began.
The transaction also reflects the growing status of Jumeirah Golf Estates within Dubai’s ultra-luxury residential sector. The community’s golf courses, low-density setting and large villa plots have increasingly appealed to buyers seeking privacy and long-term investment value.
The villa’s transformation was completed by BCI Fitout, with bespoke renovation and design work helping establish the residence as one of the community’s most distinctive homes.
