A private sale of a six-bedroom villa has surpassed the previous Dh58 million record for a ready property in the community.

Dubai: A six-bedroom villa at Jumeirah Golf Estates has been sold for Dh110 million, setting a new record for the highest residential transaction in the community and nearly doubling the previous benchmark for a completed home.
The private transaction, handled by BXB Estates and negotiated by Managing Partner Alfie Tabrez, exceeded the previous record of Dh58 million for a completed villa in the Dubai residential community.
A home that never entered the market
The villa was never publicly listed and had already been reserved when it was presented to the eventual buyer as a showcase of BCI Fitout’s craftsmanship.
After viewing the residence, the buyer expressed interest in purchasing the property, leading to private negotiations that ultimately concluded with the Dh110 million transaction.

The luxury residence spans 21,714 square feet of built-up space on a 15,873-square-foot plot and features six bedrooms and nine bathrooms.
The villa includes four living areas, a private office, bar lounge, cinema room and rooftop terrace, along with a dedicated wellness zone equipped with a gym, sauna, treatment suite and hairdressing room.
Dubai’s ultra-prime property market
The record-setting deal was completed despite ongoing regional geopolitical and economic uncertainty, highlighting continued demand for high-end residential properties in Dubai’s ultra-prime segment.
“Even amid regional uncertainty, the world’s wealthiest individuals continue to select Dubai, driven by confidence in its leadership, vision and long-term prospects. Demand at the highest end of the market remains remarkably strong, and truly exceptional properties will continue to attract premium valuations,” Tabrez said.
