Emaar’s upcoming Dubai master plan will cover 4.5 million square metres and accommodate nearly 150,000 residents.

Dubai: Emaar Properties is preparing to launch a Dh200 billion master-planned development in central Dubai, which it describes as one of the largest urban districts it has ever envisioned.

The project will span a total built-up area of over 4.5 million square metres and is planned to accommodate nearly 150,000 residents, featuring a mix of residential towers, villas, mansions, offices, retail outlets, hospitality offerings, cultural spaces, and civic amenities.

The company has not yet revealed the name or exact location of the development, but said a full announcement is expected soon.

A city within a city: The project is envisioned as a self-sustaining urban district that brings together homes, workplaces, schools, healthcare facilities, mosques, retail outlets, and cultural venues within a walkable community.

Emaar said the development will follow the principles of a 20-minute city, featuring proposed metro connectivity, smart mobility infrastructure, EV-friendly pathways, cycling tracks, and app-based community services.

The master plan will include landmark residential towers with views of the Burj Khalifa, Burj Al Arab, and Palm Jumeirah, as well as an exclusive gated villa enclave offering five- and six-bedroom homes and mansions.

At its core, the district will feature a high street and grand boulevard lined with shops, restaurants, cafés, and cultural attractions, forming a retail and lifestyle hub similar to Dubai’s established integrated communities over the past two decades.

The project will also blend high-density urban living with resort-style residential zones, including private gardens, water features, parks, community lagoons, lakes, shaded walkways, and dedicated cycling paths.

A central district park is also planned as a key public space, featuring sports courts, event lawns, splash pads, beach areas, and outdoor wellness zones.

Describing the project as a landmark moment for the city, it has been called Emaar at its most ambitious and Dubai at its most inspiring.

The master plan will be divided into five distinct character zones: a Business Hub, an Urban District, a Young Families Cluster, a Family Living Zone, and an exclusive villa enclave.
