Abu Dhabi: Bayut, the UAE’s leading property portal, has released its Abu Dhabi Property Market Reports for H1 2026, highlighting steady growth in the capital’s residential real estate sector. Despite a complex economic environment, the market continued to attract strong interest from both local and international investors.

Driven by sustained buyer demand and growing appetite for premium developments, Abu Dhabi has further strengthened its position as one of the region’s most attractive long-term investment destinations.

Property buying trends in Abu Dhabi

Bayut’s analysis shows continued interest from both end-users and investors, particularly in established waterfront communities and emerging master-planned developments offering strong long-term growth potential.

Apartment sales trends for H1 2026

Saadiyat Island continued to lead Abu Dhabi’s ultra-luxury apartment segment, reinforcing its position as the capital’s premier destination for high-net-worth buyers seeking exclusive residences, cultural attractions and long-term capital appreciation.

Al Raha Beach remained a popular choice in the luxury segment, while Al Reem Island continued to attract mid-tier buyers. Affordable communities such as Al Reef also maintained investor interest, offering accessible entry points and the potential for healthy returns.

Villa buying trends for H1 2026

Saadiyat Island continued to lead Abu Dhabi’s ultra-luxury villa segment, while Yas Island emerged as the preferred destination for luxury villa buyers.

Al Raha Gardens attracted steady interest from mid-tier buyers, while Al Shamkha remained popular among affordable villa seekers, reflecting balanced demand across different market segments.

The report also highlighted continued demand for off-plan developments across all price segments.

High-net-worth investors remained focused on landmark projects in Saadiyat Island, including Saadiyat Cultural District, Nouran Living and Manarat Living III. Yas Island also maintained strong momentum, with developments such as Gardenia Bay, Yas Bay and Diva attracting buyer interest.

Mid-tier buyers showed strong preference for communities including Bloom Living and Reem Hills, while Al Reeman developments in Al Shamkha continued to appeal to value-focused investors seeking future capital appreciation.

Abu Dhabi delivers attractive returns across market segments

Abu Dhabi continued to present compelling investment opportunities, with affordable and mid-tier communities achieving some of the strongest rental yields. Meanwhile, premium districts retained their appeal among investors seeking stable long-term value and capital growth.

For apartments, Al Reef led the affordable segment with an impressive ROI of 8.92 per cent, while Masdar City recorded 7.63 per cent in the mid-tier category. Yas Island and Al Maryah Island each delivered healthy returns of 5.94 per cent in the luxury segment, while The Marina emerged as a standout destination for ultra-luxury apartment investors.

Villa investors also benefited from consistent returns across Abu Dhabi’s residential market. Al Reef ranked highest in the affordable category with an ROI of 5.92 per cent, while Al Raha Gardens delivered 5.91 per cent in the mid-tier segment. Al Raha Beach recorded 5.11 per cent returns in the luxury category, while Saadiyat Island continued to attract premium investors with returns of 4.32 per cent, alongside the prestige and exclusivity associated with one of Abu Dhabi’s most sought-after addresses.

Premium rental demand reinforces Abu Dhabi’s long-term fundamentals

Abu Dhabi’s rental market remained balanced in H1 2026, supported by continued population growth, expanding employment opportunities and sustained demand for high-quality residential communities.

Tenant activity remained strong across all price segments, with premium waterfront destinations continuing to attract affluent residents, while affordable and mid-tier communities appealed to families seeking value, convenience and connectivity.

Apartment rental trends

Saadiyat Island maintained its position as Abu Dhabi’s leading ultra-luxury apartment rental destination, while Yas Island recorded some of the strongest rental demand in the luxury segment, driven by its lifestyle offerings and growing residential appeal.

Al Reem Island and Al Khalidiyah continued to perform steadily in the mid-tier market, recording average rental increases of 2.85 per cent and 3.81 per cent, respectively. Khalifa City also saw notable rental growth in the affordable segment as demand for suburban living remained strong.

Villa rental trends

Demand for villa rentals continued to strengthen as tenants increasingly prioritised larger homes and established communities. Saadiyat Island remained the benchmark for ultra-luxury villa living, while Yas Island continued to attract premium tenants seeking waterfront lifestyles, with average rents rising 4.17 per cent.

In the mid-tier segment, Shakhbout City and Al Raha Gardens recorded rental growth of 6.57 per cent and 2.37 per cent, respectively. For families seeking competitively priced homes, Khalifa City and Al Reef remained popular choices, with average rental increases of 6.53 per cent and 3.76 per cent.
