New beachfront homes unveiled on Abu Dhabi’s Al Reem Island

Abu Dhabi: A new beachfront residential project has been unveiled on Al Reem Island, offering direct access to the beach along with views of the sea and surrounding mangroves as Abu Dhabi’s waterfront property sector continues to grow.

Bab Al Qasr Beach Resort Residence 77, being developed by Burtville Developments, will be built on a 17,534-square-metre beachfront plot. Around 92 per cent of the residences are planned to offer direct sea views.

Scheduled for handover in the fourth quarter of 2031, the development will feature fully furnished freehold residences ranging from one- to five-bedroom homes, along with four- and five-bedroom duplexes. The largest units will span approximately 3,100 square feet.

The project was unveiled at an event attended by members of the UAE’s real estate brokerage community, where developers presented an architectural model alongside details of the residences, amenities and beachfront facilities.

Connectivity

Located on Al Reem Island, the development will offer convenient access to key destinations including Saadiyat Island, Abu Dhabi Global Market (ADGM), the Cultural District and downtown Abu Dhabi, as well as the main highway connecting the capital with Dubai.

Around 73 per cent of the development site will be allocated to landscaped spaces. The project follows a design concept called “Natural Symbiosis”, aimed at integrating the residential buildings with the surrounding waterfront environment.

The development will feature residential towers set above a landscaped podium, along with a separate Beach Club connected to the main residential complex.

Islam Suleiman, CEO of Burtville Developments, said Bab Al Qasr Beach Resort Residence 77 reflects the company’s vision for a new generation of waterfront living in Abu Dhabi.

He said the project’s architecture has been designed to complement its surroundings, with an emphasis on natural light, uninterrupted views and spacious outdoor areas.

Salient features

The residences will feature private terraces, floor-to-ceiling windows and layouts designed to make the most of the development’s waterfront setting and views.

Residents will have access to a range of leisure and lifestyle amenities, including a beachfront infinity pool, a sky pool, wellness and fitness facilities, and a 650-metre jogging and walking track.

The development will also feature padel and multi-use sports facilities, dedicated areas for children and families, landscaped gardens and co-working spaces.

A dedicated Beach Club will offer direct access to the beach, along with private leisure and wellness facilities overlooking the sea.

The project will also include 13 retail units, providing residents with convenient access to shops and other services within the development.

The residences will operate in association with the Bab Al Qasr hospitality brand, giving residents access to a range of hotel-related services and privileges. Optional services will include valet parking, housekeeping, laundry, childcare, in-residence dining and move-in assistance.

Residents will also receive preferred rates and dining and wellness benefits at Bab Al Qasr Hotel, including a 25 per cent discount on hotel services.

The development is scheduled for completion and handover in the fourth quarter of 2031.
