DUBAI: Located over 70 kilometres from Delhi, India’s newest aviation gateway—the Noida International Airport in Jewar—officially commenced operations on Monday, marking a significant milestone for western Uttar Pradesh and the National Capital Region (NCR).

The first commercial flight, operated by IndiGo, landed at the greenfield airport at 7:55 am after departing from Lucknow’s Chaudhary Charan Singh International Airport at 7:14 am. The flight arrived ahead of schedule, marking the beginning of operations at one of India’s most ambitious infrastructure projects.

Passengers onboard included industrialists and invited guests, along with over 70 employees and others sponsored by a Noida-based real estate group. Actor and former politician Gul Panag, who is also a licensed private pilot, was among those on the inaugural flight, according to Indian media reports.

Captain Ranjit Kapoor, who piloted the aircraft, described the moment as the result of years of planning and dedicated effort.

The airport is located in Jewar, Gautam Budh Nagar district, Uttar Pradesh, about 70 km from Delhi and forms part of the National Capital Region (NCR).

Planned as an “aerotropolis” development zone, the region has already seen property prices rise by 40–80% in recent years, with further growth expected in housing, retail, office spaces, and warehousing sectors.

Captain Kapoor said the Noida International Airport was envisioned by the Government of India, the Ministry of Civil Aviation, and the Uttar Pradesh government, and credited engineers, workers, and planners for bringing the project to fruition.

Sunday’s inaugural movement and Monday’s first landing together formally marked the start of operations at Noida International Airport, which is expected to grow into one of India’s major aviation hubs and a significant cargo gateway.

Located in Jewar in Gautam Budh Nagar district, the airport is set to improve connectivity across western Uttar Pradesh and the wider NCR, while easing operational pressure on Indira Gandhi International Airport. Officials also expect it to support industrial expansion and logistics growth in the region.

Beyond aviation, the project is viewed as a key catalyst for large-scale economic development along the Yamuna Expressway corridor.

Industry executives describe the region as a future “aerotropolis” — an urban ecosystem built around a major airport that integrates industrial, commercial, and residential development.

Rohit Kishore, CEO of Hero Realty, said Jewar represents a generational infrastructure opportunity, driven by large land availability and long-term development potential.

He told NDTV that the corridor could eventually rival established business hubs, with rising investor interest already becoming visible.

Real estate developers say the impact is already evident in property prices around the airport region, with several micro-markets recording sharp appreciation even before full commercial operations began.

Ashish Bhutani, CEO of Bhutani Infra, said prices in some areas have risen by 40% to 80% in recent years.

Residential property rates along the corridor currently range between ₹8,000 and ₹12,000 per sq. ft., with further upside expected as business activity expands.

Developers expect the airport to drive demand across housing, office space, retail, hospitality, and logistics, creating a multiplier effect similar to other airport-led growth corridors globally.

What lies ahead
Officials expect a phased expansion of passenger services, followed by broader domestic and international connectivity. Cargo operations and surrounding industrial zones are also planned for phased development around the airport.

The airport is planned to be integrated with upcoming road, rail, and metro connectivity projects, strengthening its role as a major regional transport hub.

Industry estimates suggest airport-led development corridors in India typically see sustained housing demand, with projected price growth of over 20% in apartments and even higher gains in plotted developments over the medium term.

Aviation milestone for NCR
For the National Capital Region, Noida International Airport represents a long-term shift in aviation capacity planning, aimed at decentralising air traffic and establishing a second major hub in northern India alongside Indira Gandhi International Airport.

Officials and industry stakeholders note that the airport’s long-term success will depend on the pace of surrounding infrastructure development, connectivity upgrades, and the growth of commercial ecosystems in the region over the coming years.

For now, the arrival of the first commercial flight marks the beginning of a long-anticipated project that has been years in development — one that is expected to reshape the region’s economic landscape around Noida International Airport.
