Nakheel Appoints Mar Marine to Carry Out Coastal Development Works at Dubai Islands

Mar Marine to Develop Breakwaters and a 320-Metre Beach Near Bay Villas by the Fourth Quarter of 2027.

Dubai: Nakheel has appointed Mar Marine & Building Contracting L.L.C. to undertake marine infrastructure and beachfront development works on Island B at Dubai Islands.

The project will involve improvements to approximately 3 kilometres of the island’s western coastline, including the creation of a new 320-metre beachfront near the Bay Villas residential community.

Announced by Nakheel on October 8, the coastal development project is expected to be completed by the fourth quarter of 2027.

As part of the contract, Mar Marine will construct new breakwaters and dismantle the existing protective rock revetments along the shoreline. The company will also develop a new sandy beach adjacent to Bay Villas, while carrying out restoration, maintenance and improvement works across several existing beach areas on the island’s western coast.

The marine infrastructure upgrades form part of the wider development of Bay Villas, a residential community comprising 636 villas and townhouses on Island B.

In August 2025, Nakheel awarded Fibrex Contracting L.L.C. a construction contract valued at Dh2.6 billion for the development of the residential properties.

With the latest marine works contract now awarded, construction of the surrounding waterfront infrastructure will progress alongside the ongoing residential development, supporting the overall transformation of Dubai Islands.

Khalid Al Malik, Chief Executive Officer of Dubai Holding Real Estate, Nakheel’s parent company, stated that the coastal development works aim to establish a premium waterfront environment that progresses in line with the broader Dubai Islands masterplan.

Nabil Abou Rjaili, General Manager of Mar Marine, explained that the project involves several key components, including the construction of new breakwaters, the development of additional beachfront areas and the restoration of existing coastal infrastructure.

He further emphasised that the company would draw on its expertise in marine engineering to ensure the various construction activities are effectively coordinated, supporting the next phase of waterfront development on the island.

Spanning approximately 18.6 square kilometres across five interconnected islands, Dubai Islands is a major waterfront development designed to expand Dubai’s Deira coastline.

The ambitious masterplan is expected to accommodate more than 230,000 residents across approximately 62,000 residential units. It also includes plans for over 11,000 hotel rooms and more than 4,000 branded residences, further strengthening Dubai’s residential, hospitality and tourism offerings.
