Dubai South awards Dh2 billion contract for new residential development

Dubai: Dubai South has issued a Dh2 billion contract to advance several phases of its HAYAT residential community, signaling significant progress for the large-scale development.

Dubai South Properties, the real estate development division of Dubai South, confirmed the appointment of Mohammed Abdulmohsin Al Kharafi & Sons LLC to execute the contract, which will cover multiple phases of the HAYAT community. The master-planned development spans 10 million square feet near Al Maktoum International Airport, adjacent to the Golf District, and is designed as an integrated community emphasizing balanced living and wellness-focused amenities.

HAYAT is set to feature approximately 2,500 residential units, offering one- to five-bedroom options. The development will include a diverse mix of townhouses, semi-detached and standalone villas, mansions, as well as apartments and hotel apartments.

Nabil Al Kindi, Group CEO of Dubai South, stated: “Since its launch in 2025, the project has attracted strong demand, thanks to its distinctive location and wellness-focused features.”

He added, “This development aims to create a well-balanced community that blends quality living, connectivity, and lifestyle amenities, while strengthening Dubai South’s role as a premier destination for both residents and investors.”

The residences feature a minimalist architectural design, emphasizing privacy, adaptability, and modern living spaces.

The HAYAT development will feature a wide range of amenities, including parks, shaded walking paths, playgrounds, outdoor recreation areas, fitness centers, community pools, and landscaped gardens. Plans also include lagoons, a scenic lake, a community mall, and a retail boulevard with shops, cafés, and essential services.

Strategically located, the community provides easy access to major roads and economic hubs such as Al Maktoum International Airport, Sheikh Mohammed bin Zayed Road, Emirates Road, Jebel Ali Free Zone, and Dubai South Free Zone.

Construction is set to begin in Q2 2026, with the initial phases expected to be completed by 2028.

Dubai South continues to enhance its residential ecosystem with additional facilities, including parks, sports courts, retail outlets, a 50,000-square-foot hypermarket, a mosque, a petrol station, and a public bus route connecting to the Expo Metro station. The area also hosts a GEMS Founders School, while a 200,000-square-foot mall is under development.
