Why 15-minute neighbourhoods are gaining popularity

Date:

Self-sufficient neighbourhoods help residents save time, improve convenience and build stronger community connections.

Planting 700 night-blooming jasmine plants may seem like an unconventional way to contribute to neighbourhood life. But for Tariq Fahim, a resident of DAMAC Hills 2, the motivation was straightforward: he wanted the community to be filled with a pleasant fragrance in the evenings.

Fahim was already helping neighbours connect by organising weekend gatherings featuring chess, Monopoly and card games. Introducing the jasmine plants was another personal initiative aimed at making the neighbourhood feel more welcoming and homely.

His efforts demonstrate something that even the most detailed property brochure cannot fully capture. While parks, shopping outlets and leisure facilities provide the infrastructure for community living, it is the residents and their interactions that create a genuine sense of belonging.

Around the world, more people are choosing neighbourhoods where essential services and everyday activities are conveniently located close to home.

Urban planners describe this concept as the 15-minute community, where residents can meet most of their daily needs within a short walk, bicycle ride or drive.

For those who live in such neighbourhoods, however, the appeal is much simpler: a more convenient and fulfilling lifestyle.

With lengthy commutes, traffic congestion and demanding schedules becoming increasingly common, convenience has emerged as a valuable feature of residential living in the UAE.

Families are increasingly looking for homes that offer more than attractive interiors and modern amenities. They want neighbourhoods that help them reclaim one of life’s most precious resources: time.

“The biggest benefit is that you don’t have to get into the car for every small thing. It saves time; you avoid getting stuck in traffic.”

— Sandra Spencer, wellness professional and certified menopause coach residing in DAMAC Hills

This approach to urban living is becoming more prominent across Dubai’s master-planned residential developments, where homes are integrated with schools, cafés, shopping facilities, sports venues, wellness centres and landscaped green spaces.

Spencer experiences these advantages firsthand as a resident of DAMAC Hills, where essential activities are conveniently accessible within a connected neighbourhood.

From taking children to school and shopping for groceries to attending fitness sessions, enjoying coffee, participating in children’s activities and going for evening walks, much of daily life can take place close to home.

Instead of spending valuable hours travelling between different parts of the city, residents can devote more time to family, recreation and personal wellbeing.

The result is a lifestyle in which everyday routines become easier to manage, allowing people to focus less on commuting and more on enjoying their surroundings.

For Sandra Spencer, who works independently from home, the benefits of community living are evident from the start of each day.

“I spend most of my day within the community,” she says. “Where I live is incredibly important because I work independently. I love beginning my mornings on the balcony with a coffee, enjoying the view and taking a quiet moment before the day starts. If I need a change of scenery, I simply walk or drive to one of the cafés nearby.”

Beyond the convenience of having essential facilities nearby, Spencer has discovered another advantage: the opportunity to build meaningful relationships with neighbours.

When everyday destinations are closer together, residents naturally encounter one another more frequently. Café owners become familiar with regular visitors, parents strike up conversations during school pick-ups, and evening strolls create opportunities to reconnect with neighbours.

Over time, these casual interactions can develop into lasting friendships and a stronger sense of community.

“When I first heard about DAMAC Hills, I thought it was very far [from the city],” Spencer recalls.

However, after visiting the development, she decided to rent a one-bedroom apartment. Five years later, she remains happy with her decision.

“I absolutely love being here because the community is great and the place is just perfect for me,” she says.

For Rajil Kumar Rajan and his wife, Kavita, the decision to move to DAMAC Hills 2 was driven by their desire for a family-friendly environment with more outdoor space.

The couple purchased a four-bedroom townhouse during the Covid-19 pandemic, leaving behind apartment living in search of a neighbourhood where their children could spend more time outdoors.

“We were living in an apartment before,” Rajan says. “When Covid happened, we realised how important it was for our children to have open spaces where they could play safely.”

Six years later, access to parks, recreational facilities and open spaces has become an essential part of the family’s lifestyle.

“Over the years, DAMAC Hills 2 has grown tremendously,” says Rajan. “Today, there are sports facilities, water attractions, parks, swimming pools and recreational spaces, and we just love this place and the facilities.”

The family regularly spends weekends enjoying the neighbourhood’s water park, swimming pools and sporting amenities.

Their two daughters also make use of the children’s play areas, pet farm and bird park, all conveniently located within walking distance of their home.

For Rajan, the appeal extends beyond leisure activities to the ease of managing everyday responsibilities.

“We have supermarkets, cafés, restaurants, clinics and recreational spaces within the community,” he says. “Everything for day-to-day living is close by.”

The neighbourhood’s growing range of services now extends to vehicle maintenance, thanks to an initiative launched by fellow resident Tariq Fahim.

Fahim had not originally planned to start a car-care business. The idea emerged from conversations with neighbours who frequently asked him for recommendations for trustworthy mechanics or places to repair damaged tyres.

Recognising the demand for a convenient local option, he decided to introduce a service within the community itself.

“I wanted to offer a quick, convenient and transparent service right here,” he says.

His business, Dr Car Care, opened in July this year, allowing residents to access vehicle maintenance services without having to travel to workshops elsewhere in the city.

The availability of weekend appointments also provides greater flexibility for customers balancing demanding work schedules and family commitments.

Residents such as Tariq Fahim demonstrate how individual initiatives can transform thoughtfully designed residential developments into vibrant, closely connected communities.

Over the past 20 years, DAMAC has delivered more than 50,000 homes, with another 55,000 residential units in its development pipeline.

However, Fahim’s contribution to neighbourhood life extends well beyond his car-care business.

“When we first moved here, I used to organise game nights on weekends, when we would sit together with other residents to play chess, Monopoly and cards, and get to know one another better,” says Fahim.

These informal gatherings helped neighbours become acquainted and encouraged a sense of belonging that goes beyond simply living in the same development.

For Kavita Rajan, the appeal of community living is often found in small, everyday experiences rather than major amenities.

“One of my favourite parts of the day is stepping out of the house and going for a walk with Cookie, our pet dog. We don’t have to deal with traffic on the roads. We just walk, as the community is safe and peaceful.”

The sense of tranquillity is a recurring theme among residents describing their lives in DAMAC’s master-planned neighbourhoods.

Sandra Spencer particularly appreciates the calm surroundings, landscaped streets and friendly atmosphere that make even routine activities enjoyable.

“It’s calm, beautifully laid out and surrounded by tree-lined streets,” says Sandra. “Even taking the dog for a walk or popping down to the shops is pleasant. People smile, they stop and chat. You don’t always get that in the city.”

Beyond the physical environment, Spencer values the opportunities for residents to participate in community activities and support one another.

The DAMAC Hills Community Centre regularly engages with residents and local businesses to encourage collaboration and organise activities that bring people together.

As a wellness professional, Spencer has contributed by conducting wellness workshops at the centre.

“The Community Centre is always busy with children’s activities, fitness classes and people coming together,” she says.

Rajan shares a similar view, highlighting how social gatherings, festivals and neighbourhood events create more opportunities for residents to interact and develop friendships.

Yet for him, the greatest advantage of living in DAMAC Hills 2 is the reassurance that comes with a peaceful, family-friendly environment.

“The biggest benefit for me is the peace,” he says. “It’s quiet, it’s safe and I’m comfortable letting my children walk to the park. That gives you real peace of mind.”

These experiences help explain the growing popularity of 15-minute communities, where convenience, accessibility and social connections combine to create a more balanced lifestyle.

The concept offers more than shorter journeys and easier access to daily essentials. It gives residents the opportunity to recover time previously spent navigating traffic and managing lengthy commutes.

Instead, those hours can be devoted to morning walks, family activities, neighbourhood gatherings and unplanned conversations with familiar faces.

Ultimately, the attraction of self-contained communities lies not only in the facilities they provide but also in the everyday experiences and relationships that make a neighbourhood feel like home.
