Betterhomes Expects Rail Connectivity to Play a Growing Role in UAE Property Decisions.

Etihad Rail’s new passenger connection between Abu Dhabi and Dubai could begin influencing where residents choose to rent or buy, with rental markets near stations potentially responding ahead of property sale prices, according to Betterhomes.
The property consultancy expects the initial impact to appear in buyer and tenant enquiries and property viewing requests around Mohamed Bin Zayed City and locations earmarked for future stations, rather than through an immediate shift in headline property prices.
The assessment follows a significant expansion of Etihad Rail’s passenger network on September 30, when services began operating from Dubai’s Al Yalayis Station and Al Dhaid in Sharjah. The expansion came three months after the introductory Abu Dhabi-Fujairah passenger service began in June.
Abu Dhabi-Dubai journey takes just over an hour
Etihad Rail now operates 10 daily journeys between Abu Dhabi and Dubai, with five services in each direction, giving passengers several travel options throughout the day.
The direct journey takes around one hour and four minutes, while travel between Dubai and Fujairah takes approximately one hour and 10 minutes. Six daily journeys also operate between Abu Dhabi and Fujairah.
When the new services launched, fares from Dubai to Abu Dhabi started at Dh39 in Comfort class, while Dubai-Fujairah tickets started from Dh29. Prices can vary depending on the date of travel.
The first passenger train from Dubai departed Al Yalayis Station at around 6.14am on September 30 and arrived in Abu Dhabi shortly after 7.30am.
Mohamed Bin Zayed City comes into focus
In Abu Dhabi, passengers use the Mohamed Bin Zayed City Passenger Train Station, bringing an operational inter-emirate rail connection directly into one of the capital’s established residential areas.
Betterhomes said this could have implications for the property market. With Etihad Rail now operating rather than simply appearing on future infrastructure plans, prospective buyers and tenants can assess commuting times based on an active service and published timetable.
For residents who regularly travel between Abu Dhabi and Dubai, proximity to the station could therefore become another factor when selecting a home, alongside price, property size, amenities and the surrounding community.
Dubai station links directly to Metro
In Dubai, Etihad Rail passengers use Al Yalayis Station in Jumeirah Golf Estates. The station is connected to Jumeirah Golf Estates Metro Station on the Dubai Metro Red Line through a dedicated pedestrian link.
This allows passengers arriving by Etihad Rail to continue travelling across Dubai by Metro without having to rely on a car.
Passengers booking Etihad Rail journeys can also add a Nol One-Day Pass starting from Dh22, providing eligible unlimited travel on Dubai Metro, Tram and buses through a single QR code.
The integration could make inter-emirate rail travel more practical for commuters, particularly those whose workplaces or other destinations are already accessible through Dubai’s public transport network.
Rents could respond before sale prices
Nada Osman, Director of Betterhomes Abu Dhabi, said greater certainty over commuting times could affect how much residents are prepared to pay for homes near rail stations.
According to Osman, reliable rail connections provide greater certainty around daily commutes, which could influence housing demand. Betterhomes expects this effect to become visible in rental markets near stations first, with any impact on property sale prices potentially emerging later as demand becomes established.
The consultancy cautioned, however, that changes in headline property prices would take longer to become apparent and would depend on several factors beyond transport connectivity.
Betterhomes said major transport infrastructure globally tends to influence property searches and the locations people consider before any impact becomes clearly visible in transaction prices.
Sharjah’s Al Dhaid joins passenger network
Al Dhaid Station in Sharjah also joined Etihad Rail’s passenger booking network for journeys beginning September 30, providing communities in the emirate’s central region with direct rail connections to Abu Dhabi and Fujairah.
Two daily services operate in each direction between Al Dhaid and Fujairah, with another two services each way connecting Al Dhaid and Abu Dhabi.
The journey between Al Dhaid and Fujairah takes around 25 minutes, with fares starting from Dh19.
As more communities gain practical access to the national passenger network, the potential property-market impact of rail connectivity could eventually extend beyond Abu Dhabi.
Dh10 onward connections across Abu Dhabi
Etihad Rail has also introduced last-mile transport connections from Mohamed Bin Zayed City Station to other parts of Abu Dhabi.
A Dh10 shuttle service links the station with ADNOC headquarters on Corniche Road West, ADNEC Centre and Reem Mall on Reem Island.
The buses are scheduled around train arrivals and departures, giving passengers another option for reaching central Abu Dhabi without depending entirely on private vehicles.
Combining inter-emirate rail services with onward public transport connections could expand the number of communities from which residents can realistically commute.
Rail could change how buyers view location
For Abu Dhabi’s property market, Betterhomes believes one of the earliest changes could be in how residents define a convenient location.
A property may no longer need to be located as close to a workplace if reliable rail connectivity makes the commute more predictable and manageable.
For people working in Dubai but considering living in Abu Dhabi — as well as households whose professional and personal commitments span both emirates — access to Etihad Rail could become an additional consideration when choosing where to live.
Betterhomes expects changes in property searches, enquiries and viewing requests to provide some of the earliest indications of whether rail connectivity is influencing residential decisions.
The consultancy said rental markets could respond as demand for well-connected areas becomes clearer, while any effect on property sale prices would likely take longer to emerge.
With the passenger network continuing to expand, the full impact on the property market will take time to assess. However, Betterhomes said the operational Abu Dhabi-Dubai connection is already changing the way prospective buyers and tenants think about location and commuting when considering where to live.
