Seven-Building Office Complex With 99% Occupancy Boosts Joint Venture Portfolio to Dh4.7 Billion.

Aldar and Mubadala Investment Company have acquired Masdar City Square in a Dh918 million deal through their joint venture, increasing the total value of their real estate portfolio in Masdar City to Dh4.7 billion.
The seven-building commercial development adds more than 47,000 square metres of net leasable office space to the joint venture’s portfolio. The complex was completed in the first quarter of 2026.
Masdar City Square has already reached 99 per cent occupancy, with tenants including TAQA, the Department of Energy, Emirates College and Mohamed bin Zayed University of Artificial Intelligence.
Portfolio Grows to Dh4.7 Billion
The acquisition further expands the real estate joint venture formed by Aldar and Mubadala in 2024 to pursue investment opportunities in Masdar City.
Masdar City Square is strategically located close to Zayed International Airport and offers convenient access to major highways linking Abu Dhabi and Dubai.
Offices Already Near Full Occupancy
The deal adds another recently completed commercial property to the joint venture’s portfolio, with its nearly fully occupied office space attracting tenants from the energy, education and artificial intelligence sectors.
The buildings have been designed to meet LEED Platinum and WELL Gold certification standards, incorporating sustainability features such as solar photovoltaic systems and passive cooling solutions.
The development also features a net-zero energy headquarters building, which is currently occupied by the Abu Dhabi Department of Energy.
JV Now Holds More Than 158,000 sqm of Offices
The latest acquisition builds on previous investments made through Aldar and Mubadala’s Masdar City joint venture. These include 17 properties held within the Masdar City Green REIT and The Link at Masdar City, which was completed in the first quarter of 2026.
Following the addition of Masdar City Square, the partnership’s commercial portfolio has grown to more than 158,000 square metres of net leasable office space.
The broader portfolio is home to major organisations including IRENA, Masdar, Siemens, G42 and the UAE Space Agency. Its weighted average unexpired lease term stands at approximately 5.2 years.
In addition to its commercial assets, the joint venture owns more than 1,400 residential units in Masdar City, all of which are currently fully occupied.
