Wynn Al Marjan Island unveils private beach, lagoon and engineered reef ahead of 2027 opening.

Ras Al Khaimah: Wynn Al Marjan Island has completed its 550-metre beachfront, offering the first glimpse of the private beach, lagoon and offshore engineered reef that will form key features of the resort when it opens in 2027.
The latest milestone comes as construction progresses on the resort, which Wynn Resorts describes as its first beachfront destination and the UAE’s first integrated gaming resort.
Wynn confirmed last week that the resort is scheduled to open in September 2027. The company also said its estimated construction cost had increased by $600 million to approximately $5.7 billion.
Wynn has contributed $1.06 billion in cash to the joint venture developing the project, including $48.1 million in the second quarter. The company holds a 40 per cent stake in the joint venture.
First look at Wynn’s UAE beachfront
The completed waterfront has been designed around three distinct beach settings: Resort Beach, Adult Beach and Enclave Beach.
A sheltered lagoon will offer opportunities for swimming and snorkelling, while guests will also be able to enjoy activities such as paddleboarding and kayaking.
The beachfront will feature 372 chaise lounges, 61 cabanas and three bungalows. One of the bungalows will include a private plunge pool and dedicated butler service.

Engineered reef installed offshore
The waters off Ras Al Khaimah support a diverse range of marine life and are popular among diving communities across the region.
Wynn said divers can access 21 sites along the Ras Al Khaimah coast, including natural reefs and shipwrecks. Protected marine areas in the region are home to Indian Ocean humpback dolphins, hawksbill, green and loggerhead turtles, marbled electric rays and more than 500 species of fish.
According to Wynn, coral and marine life have already begun colonising the engineered reef, while ospreys have also been spotted nesting nearby.
$5.7 billion project takes shape
Wynn Al Marjan Island is being developed on Al Marjan Island in Ras Al Khaimah, less than 50 miles from Dubai International Airport.
The resort will feature 1,530 rooms and suites, along with 22 restaurants, lounges and bars, a theatre, a five-star spa, designer boutiques, event spaces, swimming pools, a beach club and a private beach.
The project is being developed through a joint venture in which Wynn Resorts holds a 40 per cent stake.
Wynn said construction is advancing rapidly and reiterated its commitment to the UAE despite ongoing regional geopolitical tensions.
“This is a country that absorbs pressure and keeps functioning rather than one that gets knocked off course by it,” Wynn CEO Craig Billings said during the company’s second-quarter earnings call last week.
“I’m not going to tell you there’s no risk, but when we underwrote the project, we didn’t assume a region with zero geopolitical risk. We assessed a country with a demonstrated ability to navigate through such challenges.”
Billings said construction was continuing as planned, noting that Dubai International Airport continues to maintain flight capacity, supply chains remain operational and day-to-day life across the UAE is largely normal.
“What we are building in the region is one of a kind, and the quality of work on site is truly extraordinary,” he said.
“We continue to believe this will be the most exciting integrated resort opening globally in more than a decade, and we remain as committed to and confident in the UAE as ever.”
Wynn Al Marjan Island is scheduled to welcome guests in September 2027.
