Commercial buildings have achieved the highest Estidama rating, delivering significant savings in energy and water consumption.

Masdar City has announced that its M19 A&B Office Buildings have become the first commercial office development in the UAE to receive a 5 Pearl Estidama rating.
The announcement was made at the end of the Abu Dhabi Infrastructure Summit, marking a significant milestone in the country’s sustainable urban development efforts.
The 5 Pearl rating is the highest level under Abu Dhabi’s Estidama Pearl Rating System, awarded to projects that meet exceptional standards in sustainability, energy efficiency, water conservation, and environmental performance.
Officials said the achievement reflects nearly 20 years of work by Masdar City in advancing sustainable development and climate-resilient infrastructure, aligned with the UAE Net Zero 2050 goals.
Energy and water savings
According to Masdar City, the M19 A&B buildings achieved energy savings of over 91% compared with international benchmark standards, through smart design strategies and the integration of solar energy systems.
The buildings also cut indoor water consumption by 45% through efficient water systems and smart management controls.
Officials added that the project achieved a 56% reduction in heat gain and reduced cooling demand by 63%.
Ahmed Baghoum said the milestone underscores Masdar City’s ongoing commitment to sustainable urban development.
“The achievement reflects our long-term efforts to develop resilient and future-ready communities that support national priorities and enhance quality of life,” he said.
The development is also targeting LEED Platinum and WELL Gold certifications to further strengthen its sustainability and wellness credentials.
Future-ready development
The project features electric vehicle charging stations, bicycle parking connected to the city’s cycling network, shaded pedestrian walkways, and the use of sustainable construction materials.
Masdar City said the development was designed to deliver healthier and more efficient work environments while reducing environmental impact.
The city already hosts several major sustainability initiatives, including the International Renewable Energy Agency headquarters, the Net Zero Mosque, and The Link development.
Officials added that the milestone further reinforces Abu Dhabi’s position as a global hub for sustainable infrastructure and innovation.
