Nakheel has awarded Dh3.5 billion worth of contracts for the construction of villas on Palm Jebel Ali.

Construction is set to begin this quarter, with villa handovers scheduled for the fourth quarter of 2028.

Dubai: Nakheel has awarded contracts exceeding Dh3.5 billion for the construction of 544 villas on Palm Jebel Ali, marking progress on one of Dubai’s largest waterfront residential projects.

Ginco General Contracting L.L.C. has been appointed to construct 354 villas across Fronds A to D, while United Engineering Construction (UNEC) will deliver 190 villas on Fronds E and F.

Construction is set to begin this quarter, with completion planned for the fourth quarter of 2028.

The villas are part of a broader collection featuring 10 architectural styles, designed to make the most of waterfront settings and sea views. The homes will also incorporate smart-home technology and sustainability-focused design features.

“The awarding of these contracts marks clear progress in the delivery of Palm Jebel Ali, with construction now advancing across multiple fronds,” said Khalid Al Malik, CEO of Dubai Holding Real Estate. “As momentum continues to build, Palm Jebel Ali represents one of the most significant expansions of Dubai’s urban coastline in a generation and will play a key role in supporting the emirate’s long-term growth, further strengthening its global appeal as a place to live, invest and visit,” he added.

Work across six fronds

The contracts divide construction between two UAE contractors, enabling villa development to progress across the island’s first six fronds.

Gheyath Mohammad Gheyath, Founder and Chairman of Ginco General Contracting L.L.C., said the company would continue its long-standing construction partnership with Nakheel.

Part of Dubai’s coastal expansion

Palm Jebel Ali is one of Dubai’s major planned waterfront communities and forms part of the emirate’s long-term urban expansion along its southern coastline.

The project aligns with the Dubai 2040 Urban Master Plan and the Dubai Economic Agenda D33, both of which focus on expanding the city’s residential, investment and lifestyle offerings.
